This door had been hit by a car bumper and shoved the vertical track three inches out of plumb. The door still opened, but it sounded like a train derailing every time, and the cables were starting to fray where they rubbed. We pulled the track back to true, replaced both rollers on that side, and re-set the cable tension. The door runs quieter now than it did before the bump. That’s the standard on every track job we touch in Mesquite.

The old steel door on this Northridge home had rusted through at the bottom panel and the springs were original. The homeowner had been nursing it along for two years, spraying the hinges every spring and hoping for the best. We measured the opening, ordered a new insulated Clopay to match the roofline, and had it in and balanced in a single afternoon. The new door cut the heat bleeding into the garage by an obvious margin, which matters when the sun hits that west-facing wall from June through September. New springs, new seals, new opener bracket: all done with the price agreed before the first panel came off the truck.

A spring let go after dark and the homeowner’s truck was trapped inside. A door is 200 pounds riding on two springs, and when one snaps, the opener is now fighting dead weight it was never built to hold. We answered the call at nine, quoted the job on the phone, and showed up with a matched pair of torsion springs sized to the door’s exact weight. We replace both springs even when only one broke. The second one was counting down the same cycles, and leaving it would have meant another night like this one in a year or two. The door came up by hand after we finished, which is how we test every spring job.

Opener Diagnosis That Wasn’t the Opener

This homeowner was convinced the opener was dead. The motor would run but the door barely moved, and the unit was only six years old. If the opener is straining, the problem is almost never the opener. We found the door itself had settled out of balance after a hinge wore down, which meant the motor was doing the work of the springs. Once we corrected the balance and replaced the stripped gears inside the unit, the opener moved the door like it was new. We reset the travel limits and the force settings to factory spec. The owner saved the cost of a new opener he didn’t need.

Rain pooling against the slab had rotted the bottom two feet of this door. The rest of the door was fine, but the bottom panel was soft enough to poke a screwdriver through, which also meant the door had lost most of its ability to keep water and bugs out. We pulled the door, swapped in a new bottom section that matched the original paint, and ran a fresh vinyl seal along the floor line. The door got its structure back without the homeowner paying for four panels he didn’t need.
